Best Returns On Investments

Many homeowners with room in their budgets consider doing some renovations to their homes with the extra money. Not many, however, bother to check up on what types of renovations will net them the best return on their investments. However, people considering renovations, whether it's to Etobicoke townhouses or detached homes here in Surrey, need to consider this factor. After all, we won't be living in our homes forever. Eventually you're going to want to sell, and you want your efforts to get you the best price possible.

Kitchens

Everyone wants a new kitchen. Buyers looking at London, Ontario homes will often reject a home that is otherwise perfect because it has an outdated kitchen, so this is where you should start. You want to at least update the appliances with new Energy Star models. Other popular features buyers are looking for include granite countertops, tiled floors, and islands. Since open plan homes are all the rage, you might also want to consider opening your kitchen up more to the dining room and/or living room.

Bathrooms

If you've been keeping up to date on the layout of homes on the market, you'll notice that newer homes for sale in Milton tend to have more bathrooms than older homes of the same size. If you have an older home with only one or two bathrooms, you can increase your home's appeal by adding another, even if it's only a half bath (i.e. no tub or shower). Ensuite bathrooms are all the rage. Other popular bathroom features buyers look for include Jacuzzi tubs, walk-in showers, new taps, and his and hers sinks. When choosing the fixtures, go with a neutral color rather than a bright one that may turn buyers off.

Exteriors

The exterior of your home is what makes the first impression, so you - and your future buyers - will want your home to make a good one. Even a new coat of paint will help in some neighborhoods, but where in an area where Markham, Ontario real estate is under fierce competition, you'll want to think about adding siding or replacing old siding, repaving your driveway, and adding landscaping or backyard fencing. If you can only manage one, it's the biggest job you should go with: the siding.

Bedrooms

More bedrooms equals a better house, even if the house itself doesn't get any bigger with the addition of the bedroom. Extra bedrooms can always be used as offices or guest rooms, so if you can squeeze one in, your real estate agents in Toronto will be able to market your home to a larger number of buyers. You can add the bedroom on to the outside of the house, or you can finish a basement or attic and add a bedroom there.
