Current Market Conditions

So you're thinking of buying or selling a home in Surrey, British Columbia. What factors will you have to consider when making your purchase or sale plans? Of course the price of the Sutton real estate you will be buying or selling before or after your Surrey transaction will play a part, but the biggest factor that will effect the price will be the current market conditions in Surrey. These change constantly, so we'll give you some general advice as well as the conditions accurate to late 2009.

The thing to remember when setting out to make a real estate transaction in today's market is that it has yet to fully recover from the recession that is still gripping the country at the time of writing. The listing prices of Yorkville condos for sale may have gone up a little in the past year, but the price of the average single storey home in Surrey has dropped about 6% in the last twelve months. This is good news if you're buying because it makes it more likely that you'll get a deal, and bad news if you're selling.

These conditions create what's known as a "buyer's market," which is a new experience for many British Columbia homeowners. For many years, housing in the Vancouver area was listed alongside Mississauga townhouses for sale as some of the most expensive and in demand residences in Canada. The thing to remember about a buyer's market is not to overstep. The purchase price may be low, but if the market goes back up you may find that you cannot afford your property taxes.

Current average sale prices for a home in Surrey are as follows, divided up by the type of property. These figures may be useful in comparison studies, such as if you were trying to decide whether to buy a unit in a home for seniors in Brampton, Ontario or a smaller condo in Surrey. A single storey house costs about $405,000 and $515,000, a two storey house costs between $390,000 and $580,000, a townhouse sells for approximately $295,000-$309,000, and a large home for $555,000-$775,000. Condos sell for $190,000-$470,000 depending on size.

Remember though, if you put up Milton homes for sale to move here, the markets will likely not mesh, so be sure to consult the figures for both origin and destination cities when making your calculations.
