In a buyer's market, it can be almost impossible to draw buyer's attention to your property unless it's part of a complex of brand new condos for sale in Toronto with all the latest luxuries and amenities. Buyers want new and updated, but not all sellers have the money to renovate their resale homes to meet their expectations. If you're in that boat, you might think you'll have to take a pittance just to sell your home, but it's not so. We'll tell you some cheap tricks you can use to draw buyer interest.
Update
Any hardware or decorations that obviously date your home, such as floral print curtains that look like they've been used on Markham houses for sale since the 1940s, or light fixtures that we briefly popular in 1979 need to go. Replace them with the blandest, most modern things you can find. This can get a little expensive if it's your kitchen or bathroom that's out of date, but you can always redirect attention by replacing the worst items.
Brighten
The one thing that Ajax real estate agents will always advise you to do before you start inviting buyers to come see your house is to brighten it up. Dark paint and wallpaper and thick curtains makes your home seem close and small like a cave. Repaint in bright, neutral colors (white and beige are best), take down any curtains that block the natural light, and add more light fixtures in rooms where there aren't enough windows. Add mirrors to reflect and magnify light and space.
Declutter
Nothing turns buyers off of Brampton homes for sale faster than seeing a place that's jam packed with other people's knickknacks. So rent a storage unit and get rid of at least half of your stuff. Keep the basics, like the sofa and the dining room table and beds, but all personal items (family photos, crafts, etc.) need to go, as does any item of furniture that is superfluous or blocking the buyer's way through to the next room.
Landscape
The first thing buyers see when they're looking at your home, whether it's in person or on the Toronto real estate listings, is the exterior, so make sure it looks nice. You don't need to have an award winning garden, you just need a green, even lawn. If you have a deck or patio, power wash and refinish so that it looks brand new.
